2026 Construction Season Shaping Up

Work on seven new Spark Build homes in four communities, will begin in the spring of 2026. Red River Community Housing Development Organization (CHDO) is partnering with the cities of Hoople, Michigan, Lakota, and Larimore on the homes. 

Two new floor plans will be introduced with the 2026 builds. 

  • A twin home plan with two 1,462 square foot homes will be built in Lakota. The twin homes will each feature three bedrooms and two bathrooms along with a double stall garage. While slightly smaller than the original 1,660 square foot Spark Build plan, the twin homes will include the same features but will sell at a slightly lower price point.
  • The other new plan, a larger home with four bedrooms and two and a half bathrooms, will be built in Larimore. This home will feature 2,270 square feet with a three-stall garage. This home will sell at a higher price point. Red River CHDO is excited to test out these new plans with hopes of expanding Spark Build options in the region.

 

The homes in Hoople and Michigan will be similar to previous Spark Build homes, with approximately 1,600 square feet, three bedrooms, two bathrooms, double garages and heated floors. Red River CHDO continues to work with additional communities interested in being a part of the Spark Build initiative and hopes to see additional construction starts later in the year. Park River SPARK Build Home Sold

The first of two Spark Build homes in Park River sold in December. Construction on both homes began in May 2025. The Park River Community Development Corporation (CDC) partnered with Red River Community Housing Development Corporation (CHDO) to develop the homes. The homes were built by Gemmill Custom Cabinets and Homes. Construction financing was provided by First United Bank and the North Dakota Housing Finance Agency. 

This marks the fifth Spark Build home sale since the initiative was piloted in 2024. The second home in Park River is nearly complete and is on the market for $365,000. It features 1,632 square feet of living space and a 728 square foot garage. This slab-on-grade home has hydronic heated floors throughout, three bedrooms, two bathrooms, custom cabinets, and a beautiful ensuite primary bedroom. The Spark Building Initiative was developed by Red River CHDO to help jumpstart additional new home construction in the rural communities of Region 4. The initiative leverages North Dakota Housing Incentive Funds with local banks to finance construction. Homes are then sold at appraised value and construction financing repaid. The initiative helps builders, lenders, and buyers manage risk in small markets.

Three New Homes in Grafton

The City of Grafton has also been working with Red River CHDO, and broke ground on three new homes in October 2025, as part of the Spark Build initiative. Two of the three homes are already under contract with sales closing this summer after construction is complete. One home is still available, with construction completion planned for this summer. The home features 2,029 square feet, an oversized two stall garage, three bedrooms, two bathrooms, vaulted ceiling, open concept living area, ensuite primary bedroom, and a fireplace with stone surround.
